Accounting for Mortgage Lending: A Credit Union Challenge

As credit unions continue to grow their mortgage presence, many are finding that accounting for that side of the business brings unique challenges.

Loan-level detail, commission structures, secondary market activity, and reporting demands often sit outside the capabilities of traditional core systems. For teams that are used to managing consumer or commercial portfolios, mortgage lending introduces a level of complexity that isn’t always obvious at the start.

We’ve heard from credit unions that rely heavily on spreadsheets, custom workarounds, or legacy general ledger systems — not because they want to, but because those were the only tools available at the time. Over time, that can create friction: delayed reconciliations, difficult audits, or an incomplete picture of profitability.

None of this is unique to credit unions. But it’s often more acute in environments where resources are lean, compliance is a priority, and every decision is made with members in mind.

As the mortgage landscape shifts, so do expectations. Visibility, control, and auditability are no longer “nice to have” — they’re part of doing the job right. Credit unions aren’t alone in navigating this. But recognizing the limitations of existing systems is often the first step in figuring out what needs to change.
