Selling a mortgage loan is not always the end of the process. After a loan closes, lenders still need to sell the loan to an investor, complete the delivery process, and get the loan off the warehouse line. Depending on timing, the lender may be required to collect a first payment, answer borrower questions, manage escrow disbursements, and coordinate the transfer of servicing. Whether servicing is retained or released, this creates a “Bermuda Triangle” where responsibilities are divided among three key functions: secondary marketing, loan servicing, and accounting. Interim servicing is often where the risks first become visible, especially when ownership and servicing responsibilities are changing hands, but the issues can continue well beyond the initial transfer if the handoffs and oversight processes are not properly managed.
